4 great questions that we recommend you ask your Estate Agent when viewing a property ......
1) Why is the Owner Selling?
Every so often a fantastic property will come on the market that a potential buyer simply cannot believe that somebody would sell unless there was something wrong with it. In actual fact, perfect properties such as these end up on the market all the time for a wide variety of reasons; none of which have anything to do with faults or issues. If you’re worried a property is too good to be true, then we encourage you to ask why the owner is selling to put your mind at ease.
Whilst sellers are technically under no obligation to tell the estate agent or the buyer why they are selling, many will give a very clear indication of why the property is on the market. More often than not it will be because the seller is planning on expanding their family and needs a bigger home to accommodate children or they might be moving overseas for work. It doesn’t hurt to ask and if we can give you an answer we will.
2) Have You Had Any Offers So Far?
It’s always worth knowing if there are any offers on the property you’re looking at. You don’t want to be in a situation where you think you have all the time in the world to shop around only to find that what ended up being the perfect property has come off of the market. Whilst we may not be able to tell you how much other buyers are offering for the property; we can help you make decisions based on the number of offers currently being made and let you know if the seller is seriously interested in any of them.
3) What, Exactly, Is Included in the Sale?
If you have any questions about what is included in the sale of the property, we’d be more than happy to clear things up for you. You may be wondering if the property comes fully furnished, if white goods are included, or if that adorable little shed in the back garden will still be there on moving day. You may even want to ask where the boundaries of the property are. There’s no such thing as a silly question and we’ve heard them all before so feel free to ask.
4) What Can You Tell Me About the Local Area?
Moving to a new area can be a little daunting and many home buyers fall in love with properties in areas they are unfamiliar with. The good news is that your estate agent will have a working knowledge of the area they are selling in. Even if you have a question about the local area that we don’t know the answer to off the top of our heads, we can always go away and find out for you. You may be surprised to hear about hidden treasures that would have otherwise taken you months, maybe even years, to discover on your own. You might even find out something that seals the deal such as nearby schools or a weekly farmer’s market.
